After my wife and I have been collectively working in real estate for 68 years (Yikes!!), we've decided to hang it up and retire! Thus we are selling this home that we have loved very much. We'd never leave this home but now as empty nesters, its time. There are many things we very much enjoy about this home. That would have to start with the location in the wonderful Julington Creek Plantation community. When we moved here from Mandarin, FL, friends wondered why we were moving out in the "middle of nowhere"! There was some truth to that back then but that has very much changed!! Now, within an easy 6 mile drive from the house, you can be on an expressway headed anywhere. Within 2 to 5.5 miles, there is a library, 6 grocery stores, Home Depot, Walmart and a plethora of other stores, restaurants, banks, pharmacies, fast food places, gas stations (5+) and much more!
SCHOOLS! It's true... the schools are terrific!! Our daughter made use of the honor programs throughout all her grades and graduated as a college sophomore equivalent and was welcomed into the UCF Honors College. St Johns County Schools continue to rank as the number one school system in Florida!!
OUR HOUSE!! Firstly, the Location!! We will really miss being the last home on the cul-de-sac. It allows for a great environment with no cars speeding by, plenty of guest parking and a great setting for a cul-de-sac party (we had many!). Being in a cul-de-sac circle also makes for a very nice neighborly setting and the neighbors here are great!
At the foot of the driveway is a street light giving the whole front yard just enough light to not be too bright BUT never in the dark.
The driveway is deep enough to park 4 cars if need be, which is so helpful with guests or older kids that drive.
As mentioned, the floor plan was the builder's, David Weekley, model plan. My wife and I were showing JCP to a couple of buyers and took them into the David Weekley model and suddenly WE WERE BUYERS with an instant attraction to the model floor plan! One of the best home sites in the community had just been made available so we jumped on it building the model plan.
In describing this home, one would have to start with the front porch which we have really enjoyed offering plenty of room whether it's just us or neighbors joining in. During construction of the home, we had the porch floor extended out about 2 feet for even more seating space.
Inside the home, we had the builder enclose the formal LR and add french doors rather than having the LR be a combined room with the DR. That way we have a formal LR or a den or office and it provides a private area for someone that would like to get away from the household action to read or watch TV. Flex space!! That change to the LR also made the DR more private and intimate.
The kitchen and FR are in the back of the home making it very well separated from the front door. We don't care for a floor plan that allows a visitor a view into the FR from the front door; that's our sanctuary!
The kitchen is spacious and bright especially given the huge skylight. Lots of cabinets, counters and an island make for plenty of counter space and storage.
The guest BR's are decent in size and we love the owner's ensuite. The BR, bath and closet are all well-sized. The spa tub is nice to have when you have want to relax.
Upstairs is a huge bonus room with full bath making a great 5th BR, fun room and or home theater (Yes!!).
Out back we have really enjoyed the lanai. i
It is protected on 3 sides and so even with most rain storms, it offers a great place to relax or entertain. We had a screen enclosure added which provides lots of space for grilling, dining or sitting under the stars. Out from there is a patio for sunning or sitting around the fire pit. The area is very private and you cannot see any other houses from the lanai. By the way, there's room for a pool should you want one. We had a pool drawn up for the yard. You would be able to view it from the kitchen and FR and would be located adjacent to the screen room.
Being in the home selling business and knowing that some people will be considering a new home with less maintenance, we decided to make this home as close as possible to being a new home by having all the major systems replaced with brand new. Now what this home offers versus new construction is a better location, larger lot, mature trees, no ongoing construction, MUCH lower fees and a much smaller price tag for the equivalent square footage. To repeat, this home is of the least expensive homes listed in Julington Creek or all of 32259 zip code as of 7/15/2022 when comparing $/SF. RPR (the MLS's value estimator) is at $665,340. To provide the maintenance free benefit offered by a new home, we have included in this price a brand new roof (May 3, 2022- See attached document) with Owens Corning 130mph Duration Architectural Shingles, BRAND NEW Carrier heat pumps (installed prior to closing for best warranty), BRAND NEW Samsung kitchen appliances placed prior to closing, fresh exterior paint, all NEW sink faucets, BRAND NEW carpet in bonus room and BRAND NEW carpet with Buyer's color choice in LR, FR and MBR (or credit towards whatever flooring you prefer), recent new transferable $1M Repair Termite Bond paid through April 2023, and new fill valves and flappers in all commodes!
Finally the CDD. We have paid off the remaining CDD Debt assessments, two bonds that don't mature until 2027 and 2036. They are now fully paid off for this home. There is still annual cost for the upkeep of the amenities and reserves but with a savings for you every year since there's no debt assessment!
Why are we selling below market? There is no catch. We will be pleased with this price and don't need to push it further. Our move is quite complicated as we have "lots of stuff" collected. Any flexibility for our move-out would be appreciated. We can close quickly but if we could lease back after closing for 2 to 4 weeks, that would be awesome!! If not, we'll make it work.
May this be the home for you to enjoy as much as we have!! :-)
