Check the Parcel Before You Compare the House

For a Jacksonville address, the Duval County Property Appraiser search is the parcel-level starting point: its record separates land, buildings, extra features, legal description, and the property's Real Estate number. Match that record to the MLS acreage, then use the recorded plat, title work, and a current survey for boundaries, easements, encroachments, and legal access; the Property Appraiser value is not a substitute for a survey.

Jacksonville's Current Planning Division maintains the city's zoning and future-land-use GIS layers and provides zoning verification. The parcel's zoning district, future-land-use designation, and any Jacksonville planned-unit-development ordinance answer different questions, so open land is not automatically an approved workshop, accessory dwelling, animal use, or second homesite. Jacksonville's Zoning FAQ also ties accessory-building size and setbacks to the exact residential district and the parcel's existing lot coverage.

The City of Jacksonville GIS flood layer and FEMA Flood Map Service Center show the parcel's mapped flood designation. For Dunn Avenue and Old Kings Road parcels, match the Duval Real Estate number to JEA's availability response and ask Jacksonville's Topographical and Survey office whether a dirt or private road was formally accepted for city maintenance. Along Pritchard Road, Jones Road, and Old Plank Road, compare I-295 and I-10 access with the recorded road-maintenance instrument; Jacksonville states that dedication of a right of way alone does not obligate the city to maintain it.

For Boney Road and Eagle Bend addresses, the City of Jacksonville flood layer and the separate St. Johns River Water Management District wetland path can place different constraints on the same homesite. For Mandarin Road and Julington Creek Road parcels, reconcile the JEA service-availability number, Duval onsite-sewage record, and JAXEPICS permits before assuming an older improvement can connect to public water or sewer.

Far-west trips near Normandy Boulevard can use First Coast Expressway/SR 23 between I-10, Normandy Boulevard, 103rd Street, and Argyle Forest Boulevard; the facility is all-electronic and accepts SunPass or TOLL-BY-PLATE rather than cash booths.

Does owning Jacksonville acreage automatically qualify for Duval's agricultural classification?

No. The Duval County Property Appraiser requires bona fide commercial agricultural use, considers factors such as size, continuity, care of the land, zoning, and the agricultural operation, and excludes the homesite and curtilage from the agricultural-classified portion. Personal or recreational use alone does not qualify.

How can I tell whether a dirt or private road is maintained by Jacksonville?

Jacksonville Public Works says a dedicated right of way is not automatically city-maintained. The city's Topographical and Survey office can verify whether the road was formally accepted for maintenance; if it was not, the buyer should identify the recorded access and the document or owners responsible for road and drainage maintenance.

Where can I check whether a Jacksonville barn, workshop, pool, or addition was permitted?

Jacksonville's JAXEPICS public permit search accepts an address or permit number and shows permit and inspection records. Compare those results with the Duval Property Appraiser building and extra-feature record and the survey; a structure appearing in an MLS listing or tax record does not by itself prove that every permit and final inspection was completed.
