World Golf Village includes neighborhoods such as King & Bear, Royal Pines, The Meadows and Cascades.
King & Bear’s official neighborhood roster includes Bearsford, Grove Wood, Tuscan Wood, Laterra and Laterra Links. The association describes Laterra as condominiums and Laterra Links as townhouses with individual garages.
Royal Pines, Turnberry and Greenside have neighborhood associations listed by the Saint Johns Northwest Residential Property Owners Association. The Meadows’ homeowners association describes a neighborhood of single-family homes, while Residences II offers condos.
In Residences II’s published 2022 association FAQ, condo dues included charges for two other associations, identified as the master and residential associations. Amenities required a separate payment, so the condo dues figure alone did not cover all association costs. For a current unit, request the full payment schedule and the association’s budget, including funding for future repairs and any planned additional charges. Use the current association documents to identify the owner’s maintenance and insurance responsibilities.
For taxes, use the St. Johns County Property Appraiser’s Tax Estimator: search the address, open the property record and select Tax Estimator. It uses the most recently certified tax rates and the property’s recorded assessments, including community development district (CDD) charges where applicable. A CDD is a local government district that finances community infrastructure and services; its charges are separate from association dues. Rates and assessments can change, and the seller’s current bill may not reflect your taxes after purchase.

King & Bear’s residential facilities include a fitness center, pools, tennis and pickleball courts, and Heritage Park’s outdoor recreation space. The golf course and restaurant across from the amenity center are open to the public. Confirm the specific property’s residential amenity access and any separate golf charges; a golf-course location does not establish included golf privileges.
Cascades’ published 2022 declaration generally requires at least one permanent occupant aged 55 or older and treats ownership separately from permission to live in a home. It limits visits by people under 18 to 60 days in a calendar year or a consecutive 12-month period, whichever is more restrictive. Confirm the association’s current occupancy and guest rules, including any applicable exceptions, for the specific property.
